BACKYARD OFFICE REQUIREMENTS:
Permit Restrictions
No planning or building permit is required if the structure is:
< 120 square feet
no more than 11 feet from grade
located in the side and rear yard
If the shed, deck, and overhang together are > 120 square feet, a building permit would then be required
The addition of a slab foundation (if necessary) would trigger a building permit
Electricity would require a building permit
Height and Setback Restrictions
Max height: 11 feet (for small structure with no permit)
Setback: ??
The structure must be no more than 11 feet from grade
The structure can only be located in the rear or side yards
ADU REQUIREMENTS:
Zoning Restrictions
All single-family homes are permitted to have ADUs
All two-family homes are permitted to have ADUs
All multi-family homes are permitted to have ADUs
Height and Setback Restrictions
Maximum height: 1 story or 16 feet with a 9-foot maximum plate height
Setback Restrictions:
Rear lot: 4 feet
Side lot: 4 feet
Any existing structure: 10 feet
* If the ADU is located in the rear 40% of the lot, there are no setback requirements
Other Restrictions
Short-term rentals < 30 days of any kind are not allowed
