BACKYARD OFFICE REQUIREMENTS:

Permit Restrictions

  • A design review from the planning department is typically required for units > 120 square feet and > 10 feet in height

  • Building permit: if the unit is occupied (ex: office), it requires a building permit regardless of its size

  • Important to check whether you are in a floor zone as it may change restrictions

Setback and Height Restrictions

  • Maximum height: 10 feet

  • Setback restrictions:

    • Rear lot (5 feet from any property line): check specific zone

      • 25 feet for R-1 zoning

  • Lot Coverage:

    • R-1: 12% of the rear lot

    • R-1-A: 8% of the rear lot


ADU REQUIREMENTS:

Zoning Restrictions

  • All single-family homes are permitted to have ADUs

  • All multi-family homes are permitted to have ADUs

Setback and Height Restrictions

  • Height maximum: 16 feet

  • Setback requirements:

    • Rear lot: 4 feet

    • Side lot: 4 feet

    • Any existing structure: 3 feet

Other Restrictions

  • Short-term rentals < 30 days are not allowed

  • The total floor area must be > 800 feet
