BACKYARD OFFICE REQUIREMENTS:

Permit Restrictions

  • Building permit: not required from a unit < 120 square feet with no electrical

  • The addition of electrical would require a building permit

  • Planning permit: Check specific addresses/zone with the planning department

Setback and Height Restrictions

  • Maximum height: 15 feet

    • Any part of the structure inside the 10-foot setback must be < 12 feet

  • Rear lot coverage: < 30% of the required rear yard

  • Setback requirements:

    • Rear lot: 5 feet

    • Side lot: 5 feet

    • Can differ with the location of the structure


ADU REQUIREMENTS:

Zoning Restrictions

  • All single-family homes are permitted to have ADUs

  • All two-family homes are permitted to have ADUs

  • All multi-family homes are permitted to have ADUs

Setback and Height Restrictions

  • Height maximum (whichever of the following is greater):

    • 16 feet

    • the height of the existing primary home

  • Setback requirements:

    • Rear lot: 4 feet

    • Side lot: 4 feet

Other Restrictions

  • Short-term rentals < 30 days are not allowed

  • If maximum lot size is < 40,000 square feet:

    • ADU can be < 1,200 square feet but must not be > 50% of the main homes square footage

  • If maximum lot size is > 40,000 square feet:

    • ADU can be < 2,000 square feet but must not be > 50% of the main home square footage
