BACKYARD OFFICE REQUIREMENTS:

Permit Restrictions

  • No planning or building permit is required for a structure < 120 square feet with no electricity

  • If the structure exceeds 20% of the properties floor area, it requires a planning permit

  • Decks < 30 inches above grade do not require a permit

  • If a slab foundation is required, contact Contra Costa County building departments for potential permit details

  • If electricity is added, an electrical permit through the Contra Cost County building department would be required

Setback and Height Restrictions

  • Maximum height: 27 feet

    • *A shed is defined as an accessory structure under Orinda's Municipal Code

  • Setbacks: Dependent on zoning


ADU REQUIREMENTS:

Zoning Restrictions

  • All single-family homes are permitted to have ADUs

  • All two-family homes are permitted to have ADUs

  • All multi-family homes are permitted to have ADUs

Setback and Height Restrictions

  • Setback Requirements:

    • Side lot: 4 feet

    • Rear lot: 4 feet

    • Any existing structure: 5 feet

  • Height maximum:

    • Non-streamlined ADU: 16 feet

    • Other: Height limits of primary home apply

Other Restrictions

  • Short-term rentals < 30 days are not allowed
