BACKYARD OFFICE RESTRICTIONS

Permit Restrictions

  • A planning permit is required unless a building permit, site development permit, or some other exception is required

  • A building permit may not be required -- check specific project

  • The addition of a deck area, overhang, and electrical work would require a permit

Height and Setback Restrictions

  • Max height:

    • Exterior walls: >11 feet

    • Overall height: >17 feet

    • Measured from existing or finished grade (whichever is lower)

  • The Total Floor Area (TFA) maximum allowed for the site must not be exceeded with the addition of this unit

  • Distance to the main residence required differs by zoning districts

  • Other restrictions are possible, so check specific address

  • The addition of a patio should not exceed the maximum allowable Paved Area and Surface Coverage for the property

  • Restrictions on a slab foundation (if necessary) are dependent on the specific project

ADU RESTRICTIONS

Zoning Restrictions

  • All single-family homes are permitted to have ADUs

  • All two-family homes are permitted to have ADUs

  • All multi-family homes are permitted to have ADUs

Setback and Height Restrictions

  • Maximum height: 16 feet

  • Setback Requirements:

    • Rear lot: 4 feet

    • Side lot: 4 feet

Other Restrictions

  • Short-term rentals < 30 days of any kind are not allowed
